Hiring a Roofer in Limerick at a Glance
  • A good roofer looks first, at no charge, and prices in writing.
  • As a 2026 guide a roof leak repair is €400 to €2,500 and a concrete tile roof €8,000 to €18,000.
  • Ask for insurance certificates and check CIRI registration.
  • Get the guarantee in writing and read what it covers.
  • Be careful of a price given without a survey, and of any demand for full payment up front.

Start with the problem, not the price

Before you contact anyone, note what the roof is doing. Is there a stain on a ceiling, and does it get worse after wind and rain? Have slates or tiles come down? Is there a draught, or daylight, in the attic? A roofer who has the facts can tell you more from your message, and you will be able to tell if a quote answers your actual problem.

Eight questions to ask

  1. Will you survey it properly and tell me what you found? A good answer includes going into the attic and walking the roof, with photographs.
  2. Is the survey free? For a repair or replacement quote it should be.
  3. Is the price fixed and in writing? Ask what could change it, and who decides.
  4. Are you insured? Ask for public liability and employer liability certificates, not a promise.
  5. Are you registered with CIRI? It is the Construction Industry Register Ireland and its register can be checked online.
  6. Who does the work? Ask whether it is the firm's own crew, and whether anyone else will be on the roof.
  7. How will the work be made safe? A roof job needs proper scaffold, towers or edge protection. A ladder alone is not enough for most work.
  8. What guarantee do I get? It should be in writing, state the length and say what it covers.

What a fair quote contains

  • What was found, with photographs.
  • What will be done, in plain words.
  • What is included, such as access, materials, lead and removal of the old material.
  • What is not included.
  • The time the job should take and when payments fall due.
  • VAT, which is 13.5% on residential work.
  • The guarantee.

When you compare two quotes, compare what each includes. A lower figure that leaves out the scaffold or the lead may be the dearer one by the end.

Guide prices, 2026

Treat these as indicative, not as a quote. Size, pitch, covering, access and the condition of the timber below all shift the final figure, which is why a proper quote only follows a survey.

ServiceIndicative price (2026)Typical duration
Roof Leak Repairs€400–€2,500Same day–3 days
Chimney Repairs€800–€3,5001–3 days
Valley Reconstruction€1,200–€4,5002–4 days
Concrete Tile Roof€8,000–€18,0004–10 days
Complete Slate Roof€12,000–€28,000+5–14 days
Flat Roof (EPDM / GRP)€90–€140 per m²2–5 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

Warning signs

  • A price given without anyone having been on or under the roof.
  • Pressure to decide the same day, or a discount that expires.
  • A refusal to write down the price or the guarantee.
  • A demand for the whole payment before work begins.
  • A claim that the whole roof has to be replaced before anyone has been in the attic.
  • No insurance certificate when you ask for one.

Do not climb up yourself

Roofs are one of the most dangerous places in a building site. Falls from roofs and ladders cause serious injuries, and an old roof can be fragile in places that look solid. Checking the attic, and looking at the roof from the ground with binoculars, are safe ways to gather information before you call.

Where we work

We work across the Limerick city areas we cover, from Limerick city centre to Castletroy and Raheen. A roof inspection is the simplest first step if you are not sure what you need.

What we guarantee

Our installation and replacement jobs come with a 10-year written workmanship guarantee that you receive before work begins. Replace a whole roof, or a whole run of gutters, and the Lifetime Leak Guarantee applies too. Repairs carry the same 10-year written workmanship guarantee. The crews are ours, and if anyone else is to work on your roof you will be told first.

FAQ / Questions

Common questions, answered.

What does fixing a leak cost in Limerick?

Our 2026 range is €400 to €2,500, taking a day to three. The fixed price comes after a free survey.

What should a new roof cost?

Our 2026 range is about €8,000 to €18,000 for concrete tile and €12,000 to €28,000+ for a whole slate roof, with VAT at 13.5% on a home.

Do I pay to have the roof looked at?

Not when it is for a repair or replacement quote. A stand-alone condition report has its own price, given at booking.

How can I tell whether a roofer is insured?

Ask to see the certificates. We hold €6.5 million public liability and €13 million employer liability cover.

What is CIRI?

The Construction Industry Register Ireland, a register of builders and contractors. Anyone can look a firm up at ciri.ie.

Should I pay a deposit?

A deposit is normal if it is agreed in writing, with the balance due when the job is finished. Be wary of any request for full payment first.

How long will the work take?

Repairs run from a few hours to a few days. Our 2026 estimate for a tile roof is 4 to 10 days and for slate 5 to 14.

Can a roof be done in winter?

Yes, in suitable weather. The roof is covered at the end of each working day.

What is the guarantee?

Ten years in writing on installation and replacement work, plus the Lifetime Leak Guarantee when a whole roof is replaced.

Will my insurer pay?

That depends on your policy and the cause. Sudden storm damage is often covered and wear and tear usually is not. We give you a photographed report you can send.

What does a poor quote look like?

A bare number, no willingness to write it down, pressure to sign there and then, or a ruling that the whole roof must go from someone who has not been in the attic.

What areas do you cover?

Limerick city and its suburbs, listed on our locations page.
