Roof repairs

Roof repairs
in Limerick.

A drip on the landing, a slate on the path or a bubble in the ceiling paint: we trace it to where it starts, repair that, and put the guarantee in writing.

01 / About this service

Start where the water gets in, not where it shows

Rain does not drip at the hole. It runs along a rafter, a batten or the top of a wall until something stops it, and that can be a long way from the real fault. For that reason a repair starts with an hour of looking: through the attic hatch, along the eaves from a ladder and over the slope itself, so that the cure goes on the cause and not on the stain.

Limerick sits on the Shannon estuary and takes the Atlantic weather straight up the river, so roofs here are asked to cope with gusts as well as rain. The failures we are called to are usually the same few: slates or tiles that have slid or cracked, ridge bedding that has crumbled, lead that has split where a roof meets a chimney or a wall, and valleys where the lining has worn thin.

Where a repair will hold, we say so and do it. Where the felt and battens have failed across a whole slope, we say that instead and show you the photographs, because patching an exhausted roof only buys time at a poor rate. Either way you get the price in writing before any work starts.

02 / Options

Repairs we carry out.

Finding the leak

A look from the attic and the slope, then a photographed note of what is letting water in, before any figure is named.

Slates and tiles

Broken, slipped and missing pieces replaced and fixed with stainless or copper nails or clips, matching the old ones where the roof is older.

Ridge, hip and verge

Cracked bedding re-laid in mortar, or replaced with a dry-fix system that does not rely on mortar at all.

Lead and flashings

Code 4 or Code 5 lead renewed at chimneys, abutments, valleys and parapets, dressed and fixed so it can move with the weather.

Storm damage

Make-safe first, then a proper repair, with a photographed report that you can pass to your insurer.

Urgent call-outs

For a leak that is running now we aim to be with you within 4 hrs. Say so in the quote form.

04 / Pricing

What this usually costs.

ServiceIndicative price (2026)Typical duration
Roof Leak Repairs€400–€2,500Same day–3 days
Chimney Repairs€800–€3,5001–3 days
Valley Reconstruction€1,200–€4,5002–4 days
Emergency Storm Repair€1,500–€8,000+1–5 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

06 / FAQ

Common questions, answered.

How long does a roof repair take?

A small repair is often finished in a few hours or a day. Rebuilding a valley takes two to four days. The time is on your written quote.

What does a leak repair cost in Limerick?

As a 2026 guide a roof leak repair runs from €400 to €2,500, from the same day up to three days. Chimney work is €800 to €3,500 and a rebuilt valley €1,200 to €4,500. A free survey gives you the fixed figure.

Is a whole new roof needed?

Frequently it is not. A single slipped slate, cracked ridge or split flashing can simply be repaired. A roof with failed felt and battens across a slope is another matter, and the survey shows which one you have.

Will my insurance pay?

That depends on the policy. Many cover sudden storm damage and not wear and tear, so check yours. We provide a written, photographed report that can go to the insurer.

Will you attend in bad weather?

Where water is coming in we try to arrive within 4 hrs, stop it, and organise the lasting repair after that. Say so in the quote form.

Is the repair guaranteed?

Yes. A repair carries a written guarantee, and the length of it is stated on your quote before you agree to anything.
