Roof maintenance
in Limerick.
A roof that is looked at twice a year seldom needs an emergency. We clear it, fix the small faults and note what to watch.
Small jobs, done before they become big ones
Roofs rarely fail all at once. A slate slips, moss packs a valley, a gutter outlet blocks, a bead of mortar drops off the ridge, and each of these on its own is a ten-minute job. Left for a winter, they tend to turn into a wet ceiling, which is a very different bill.
A maintenance visit is that ten-minute job, done across the whole roof. We walk the slope, clear moss and debris from the valleys and the gutters, check the ridge, the lead and the chimneys, replace what is loose, and photograph what we find. You get a written note of what was done and what to keep an eye on.
How often depends on the roof. As a general rule, an older roof, one under trees, or a roof with flat sections is better looked at twice a year, in spring and autumn. Small repairs found on a visit are quoted before we do them, so there is no surprise on the bill.
What a visit involves.
A look at the whole roof
From the slope and the attic, with photographs.
Moss and debris
Cleared from the valleys, gutters and flat roof outlets.
Small repairs
Loose slates and tiles refixed, ridge and lead tidied, quoted first.
Gutters and downpipes
Checked, cleared and flushed.
A written note
What was done, what needs attention and when to come back.
In every price, what you get.
The quote is a fixed figure, so the bill you pay is the bill you were given.
Included in every job
Quoted separately
What this usually costs.
What a visit costs depends on the roof, so it is priced after a survey. Anything small we find is quoted before it is done. For scale, a leak repair is €400 to €2,500 on the 2026 guide.
From the first visit to the handover.
Survey
We look at the roof and agree what a visit should cover.
Maintain
Clear, fix and photograph.
Report
A written note of what was done and what to watch.
Repeat
Come back in the right season, usually spring and autumn.
Common questions, answered.
How often should a roof be maintained?
Twice a year suits many older roofs, in spring and autumn. A newer roof with no trees nearby may need less.
Do you remove moss?
Yes, from valleys, gutters and flat roofs, where it causes problems. We do not recommend aggressive cleaning of a whole slope, which can damage the covering.
What does it cost?
It depends on the roof, so we price it after a survey.
Will you fix what you find?
Small things on the day, once you have agreed the price. Larger jobs are quoted separately.
Can you look after several properties?
Ask in the quote form and we will say what a regular arrangement could look like.
