Roofing for homes
in Limerick.
Terraced houses, semis, estate houses, apartments and extensions: what each kind of roof needs, and a written price for it.
A roof for every kind of house in the city
Limerick's housing is a mix. There are red-brick Victorian and Edwardian terraces, Georgian townhouses in the city centre, mid-century local authority estates, estates from the seventies and eighties, and newer developments on the edges. Each ages in its own way, and the roof that suits one does not always suit another.
The older terraces tend to have slate, lead valleys and tall chimney stacks that need regular attention. Estate houses from the second half of the twentieth century are mostly concrete tile over felt that is now old, with flat-roofed extensions added later. Newer houses have lighter tiles on shallow pitches, where ventilation and the detailing at the joins matter most.
Whatever the house, the method is the same. A free survey, a written and photographed report, a fixed price, and a written guarantee on the work. You will be told whether the job is a repair, a part-roof renewal or a whole new roof, and why.

What this usually costs.
| Service | Indicative price (2026) | Typical duration |
|---|---|---|
| Roof Leak Repairs | €400–€2,500 | Same day–3 days |
| Chimney Repairs | €800–€3,500 | 1–3 days |
| Concrete Tile Roof | €8,000–€18,000 | 4–10 days |
| Complete Slate Roof | €12,000–€28,000+ | 5–14 days |
| Flat Roof (EPDM / GRP) | €90–€140 per m² | 2–5 days |
Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.
