Roof inspection

Roof inspection
and survey in Limerick.

Find out what state the roof is in before it tells you, with a written, photographed report of what is sound, what is urgent and what can wait.

01 / About this service

A roof, looked at properly

Most roofs are assessed from the ground, by someone who looks for a missing slate and goes home. A real inspection is slower. It covers the attic, to see damp, light and the state of the membrane and timber, and the roof itself, to see the covering, the ridge, the lead, the valleys and the chimneys.

The result is a report in plain language, with photographs. It says what condition the roof is in, what needs doing now, what can wait and roughly what each will cost. It is useful to a homeowner who suspects a problem, a buyer who wants to know what they are getting, a landlord with a portfolio, or somebody making an insurance claim.

Do not climb onto a roof to check it yourself. Falls from roofs and ladders cause serious injuries every year, and a roof that looks safe may not bear weight.

02 / Options

What an inspection covers.

The attic

Damp, daylight, the state of the membrane, battens and timbers, and the insulation.

The covering

Slates or tiles that are cracked, slipped, missing or worn, and the fixings holding them.

Ridge, hips and verges

The bedding and the fixings.

Lead and chimneys

Valleys, flashings, abutments and chimney stacks.

Flat roofs and gutters

Surface, falls, upstands, outlets and the eaves.

The written report

Photographs, a plain account of what was found and a list of priorities.

03 / What's included

In every price, what you get.

The quote is a fixed figure, so the bill you pay is the bill you were given.

Included in every job

A look at the roof from the slope and from the attic
Photographs of what is found
A written report with what is urgent and what can wait
Plain advice on repair or replacement

Quoted separately

Repairs found during the survey
Structural engineer's assessment, if needed
Repairs to the inside of the house
04 / Pricing

What this usually costs.

A look at the roof for a repair or replacement quote costs nothing. A stand-alone written condition report is priced when you book it. The repairs, replacement and flat roof pages carry guide figures for the work a report might lead to.

06 / FAQ

Common questions, answered.

Do I pay for a survey?

Not if it is for a repair or replacement quote. A written condition report on its own is priced when you book.

How long does an inspection take?

An hour or two on most houses; longer on a big or awkward roof.

Can the report be used for insurance?

Yes. It is written and photographed so that it can be sent to an insurer.

Do I need to be there?

It helps if someone can let us into the attic, but it is not essential for the outside of the roof.

What if the roof is unsafe to walk on?

We say so and agree another way to look, rather than risk a crew or the roof.
