Roof installation

New roofs and
roof installation in Limerick.

Roofs for extensions, new builds and conversions, built in the right order and finished with lead, ridge and eaves that will keep working.

01 / About this service

Building a roof that has no history yet

A new roof on an extension or a new house is not a replacement: nothing is being stripped, so everything about it is a choice. The pitch, the covering, the amount of ventilation, the way it meets the existing house and where the water goes are all decided together.

Most of what goes wrong on a new roof goes wrong at a joint: the line where the extension roof meets the old wall, a roof window, a dormer cheek, a valley. We build those with lead and proper flashings, not a bead of sealant, and we photograph them before they are covered over so there is a record of what lies beneath.

We work to the drawings you give us, or advise at the design stage if you would like a builder's view on pitch, covering and cost before you commit. The roof is priced as a whole, in writing, and carries the 10-year workmanship guarantee.

02 / Options

What we install.

Pitched roofs in slate

Natural slate on treated battens over breathable membrane, with lead at all the joints.

Pitched roofs in tile

Concrete tiles in a profile and colour chosen to suit the house, fixed to the manufacturer's specification.

Flat roof systems

EPDM and GRP on a deck laid to a fall, with insulation and upstands built in at the start.

Roof windows and dormers

Roof windows set in with flashing kits and the membrane lapped correctly, and dormer cheeks and roofs built watertight.

Ridge, verge and eaves

Dry-fix or mortar-bedded ridge and verge, and eaves with a drip, a vent and a fascia that fits.

04 / Pricing

What this usually costs.

ServiceIndicative price (2026)Typical duration
Concrete Tile Roof€8,000–€18,0004–10 days
Complete Slate Roof€12,000–€28,000+5–14 days
Flat Roof (EPDM / GRP)€90–€140 per m²2–5 days
Period Property Restoration€15,000–€35,000+7–21 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

06 / FAQ

Common questions, answered.

Can you work from my architect's drawings?

Yes. We price from the drawings and tell you if anything on them looks hard to build or likely to cost more.

Which covering should I choose?

It depends on the pitch, the budget and what the rest of the street looks like. We lay out the choices at the survey, with the 2026 guide figures.

How long does a new roof take?

From a few days for a small roof to a couple of weeks for a large slate roof. The quote states the time.

Is VAT charged?

VAT at 13.5% applies to residential work. Your quote shows what is included.

What is guaranteed?

Installation work carries a written 10-year workmanship guarantee.
