A house with a new natural slate roof and two chimney stacks
Roof replacement

Roof replacement
in Limerick.

When the covering, the membrane and the battens are all spent, a new roof is cheaper than the next three repairs. Fixed price, written guarantee, own crews.

01 / About this service

A new roof, layer by layer

A roof is a stack of parts: the slates or tiles you see, the membrane beneath, the battens that hold them, the rafters under those and the lead that seals every joint. Replacement means taking the covering, the membrane and the battens off together, checking the timber below, and building the roof back up in the right order.

The usual reasons are a membrane that has gone brittle behind a covering that still looks fine, battens that have rotted at the eaves, nails that have corroded so that slates keep slipping, or a roof that has been patched so often that the patches leak. The survey sorts out which of these you have and photographs it, so the decision is based on what is there.

A complete roof replacement carries our written 10-year workmanship guarantee and the Lifetime Leak Guarantee. That is a promise about the new roof as a whole; it does not apply to repairs or part-roof jobs, which are guaranteed separately, and you will be told which applies before you agree to the work.

02 / Options

Choosing the covering.

Natural slate

The longest-lived covering and the traditional one on Limerick's older streets. It costs more at the start and lasts the longest. The complete slate roof guide figure is €12,000 to €28,000+.

Concrete tile

A sound, lighter choice for most houses built since the 1960s, available in several profiles and colours. Guide figure €8,000 to €18,000.

Underlay and battens

Breathable membrane and treated battens to BS 5534 on every slope we re-cover. This is the part nobody sees and the part that most often fails.

Lead, ridge and eaves

New lead at every chimney, wall and valley, a ridge fixed to last, and eaves details that let the roof drain and breathe.

03 / What's included

In every price, what you get.

The quote is a fixed figure, so the bill you pay is the bill you were given.

04 / Pricing

What this usually costs.

ServiceIndicative price (2026)Typical duration
Complete Slate Roof€12,000–€28,000+5–14 days
Concrete Tile Roof€8,000–€18,0004–10 days
Period Property Restoration€15,000–€35,000+7–21 days
Valley Reconstruction€1,200–€4,5002–4 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

05 / How it works

From the first visit to the handover.

01

Free survey

We look at the covering, the membrane, the battens and the timber, and photograph what we find.

02

Fixed price

A single written price for the whole job, covering materials, lead, access and time.

03

Strip and re-cover

The old roof comes off in sections so the house is never left open overnight, bad timber is replaced and the new roof goes on.

04

Hand-back

We clear the site, walk you round and give you the guarantee in writing.

06 / FAQ

Common questions, answered.

How long does a new roof take?

As a 2026 guide a concrete tile roof takes 4 to 10 days and a slate roof 5 to 14 days, depending on size, pitch and the state of the timber.

What does a new roof cost in Limerick?

As a 2026 guide a complete slate roof runs from €12,000 to €28,000+ and a concrete tile roof from €8,000 to €18,000, plus VAT at 13.5% on a home. The survey gives you the fixed price for your roof.

Do I have to move out?

No. The roof is stripped in sections and made watertight at the end of every working day.

Can you keep the old slates?

Sometimes. If the slates are sound and the nails are the problem, re-fixing them can cost less than new. We tell you if that is possible when we survey.

Which guarantee comes with a new roof?

The 10-year written workmanship guarantee, and the Lifetime Leak Guarantee because the whole roof is replaced.

Do I need planning permission?

Replacing like for like usually does not. A protected structure is the exception, and we say so at the survey if it applies.
