Why the chimney is where roofs leak
A chimney stands up into the wind, takes rain on every face, and has a joint with the roof running all the way round it. That joint is sealed with lead, and lead that has lifted or split lets water in beside the stack. This is the most common place for a roof to leak, and an easy one to misjudge from the ground.
Above the roof there are three other weak points. The mortar between the bricks or stones wears away over the years, the flaunching on top, which holds the pots, can crack and let water down the flue, and an unused flue that is capped and unventilated can turn damp inside.
We survey the stack from the roof and from the attic, because damp in the chimney breast often tells you where the leak is before you reach it. Then we repair what is wrong, and no more, or rebuild the stack if it has gone too far to save.

New Code 4 or Code 5 lead, stepped and dressed at the roof and cut into the masonry, with a lead cover flashing.
Re-pointing
Worn mortar raked out and replaced to suit the old work.
Flaunching and pots
A new sand and cement top that sheds water, with the pots refixed or replaced.
Cowls and caps
Caps to keep rain and birds out of a flue that is not in use, while still allowing air to pass.
Rebuilding
A stack taken down and rebuilt where the masonry has failed, tied back into the roof.

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.
