Roof Care in Limerick at a Glance
  • Look twice a year, in spring and autumn, and after any bad storm.
  • Most checks can be done from the ground, from a window or from the attic.
  • Do not climb onto a roof yourself.
  • Clear gutters and keep an eye on chimneys, ridges and flat roofs.
  • A leak repair is €400 to €2,500 as a 2026 guide, and far less if caught early.

Why the routine matters

A roof in Limerick is expected to stand up to wind, rain and the occasional hard frost. It rarely fails suddenly. Most faults begin small and quiet, and are found and put right cheaply by anyone who looks. The routine below takes an hour or two a year.

From the ground

  • Walk round the house and look up. Binoculars help.
  • Look for slates or tiles that are missing, lifted or out of line.
  • Check the ridge for gaps or a visible line of mortar that has fallen away.
  • Look at the chimney: crumbling mortar, loose pots, lead at the base that has lifted.
  • Check the gutters for sagging, overflowing and plants.
  • Look at the fascia and soffit for peeling paint or soft timber.
  • Check the ground for fallen mortar, slates or fragments.

From the attic

  • Use a torch. Look for daylight where there should not be any.
  • Look for stained or damp timber, especially around chimneys and valleys.
  • Check that insulation is dry and not flattened by water.
  • Look for a musty smell, a sign of damp that is not obvious.
  • Check that the membrane is intact and not torn or hanging.

Spring and autumn

Autumn is the time to clear gutters of leaves and moss, and to have anything found in the summer put right before the winter. Spring is the time to look for damage the winter did, such as lifted ridge tiles, loose lead and flat roof surfaces that have split. Add a look after any storm that brings down branches or slates.

Moss

Moss holds water against tiles and slates, blocks valleys and gutters and, over time, lifts the edges of the covering. Clearing it from valleys and gutters is worthwhile. High-pressure washing of a whole slope can damage the surface and force water under the covering, so it should not be your first step.

Flat roofs

Look for standing water, blisters, splits and anything growing in the surface. Keep outlets clear. A flat roof that holds water for a day or more after rain needs attention. See flat roofs.

Chimneys

A chimney is exposed from every side. Check it for mortar loss, loose pots and lifted lead, and have it looked at when anything appears. See chimney repairs.

What to leave to a roofer

Anything that needs you to go onto the roof. That includes replacing slates, re-bedding ridges, dressing lead and clearing valleys. Falls from roofs and ladders cause serious injuries every year. Our roof maintenance visits cover the whole roof twice a year, with a written note of what was done.

When to ring

Get in touch about any stain on a ceiling, slates on the ground, daylight in the attic, lead that has come away or a flat roof that is holding water. Doing so early is cheaper, as a leak that has been soaking insulation and timber unseen adds to the repair.

What we guarantee

Our installation and replacement jobs come with a 10-year written workmanship guarantee that you receive before work begins. Replace a whole roof, or a whole run of gutters, and the Lifetime Leak Guarantee applies too. Repairs carry the same 10-year written workmanship guarantee. The crews are ours, and if anyone else is to work on your roof you will be told first.

FAQ / Questions

Common questions, answered.

How often should a roof be checked?

Twice a year, in spring and autumn, and after any serious storm.

Can I check the roof myself?

From the ground, from a window or from the attic, yes. Do not go onto the roof.

How do I clear gutters safely?

Only from a stable platform or tower that is properly secured. A roofer will do it as part of a visit.

Should I remove moss?

Clear it from valleys, gutters and flat roofs. Be careful with high-pressure washing of the whole slope.

What should I look for in the attic?

Daylight, damp, stained timber, wet insulation, a torn membrane and a musty smell.

How much does a leak repair cost?

As a 2026 guide €400 to €2,500, and usually much less when it is caught early.

Is a roof inspection worth paying for?

A survey for a repair or replacement quote is free. A written inspection report is priced when you book, and is useful if you are buying, selling or claiming.

When is the best time to do roof work?

Any time in suitable weather. Doing small repairs before winter is sensible.

What does a maintenance visit cost?

It depends on the roof, so it is priced after a survey.

Does maintenance affect the guarantee?

A written guarantee covers faults in our workmanship. Keeping a roof in order is sensible, and we note what we see.

Do you maintain commercial roofs?

Yes. See our commercial roofing page for flat and low-pitched roofs.

Who do I ring?

The number is at the top of every page. Describe what you have seen and we will arrange a survey.
