The guide prices

These are indicative figures for 2026 from our price list. They are a guide to the size of the job, and not a quote, because every roof differs.

ServiceIndicative price (2026)Typical duration
Roof Leak Repairs€400–€2,500Same day–3 days
Emergency Storm Repair€1,500–€8,000+1–5 days
Chimney Repairs€800–€3,5001–3 days
Valley Reconstruction€1,200–€4,5002–4 days
Flat Roof (EPDM / GRP)€90–€140 per m²2–5 days
Concrete Tile Roof€8,000–€18,0004–10 days
Complete Slate Roof€12,000–€28,000+5–14 days
Period Property Restoration€15,000–€35,000+7–21 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

What moves the price

  • Size and pitch. More area means more material and time, and a steeper roof needs more access and safety work.
  • The covering. Natural slate costs more than concrete tile, both to buy and to lay.
  • Access. A terrace with no rear access, a busy street or a roof that needs a tower rather than a ladder adds cost.
  • What is underneath. Rotten battens, damaged rafters and failed membrane are only seen when the roof is open, which is why we survey first and say what is likely.
  • Lead. Chimneys, valleys and abutments add lead work, which is skilled and not cheap.
  • Extras. Roof windows, new gutters and fascia, extra insulation or a structural repair.

Repair or replacement: which saves money

A single cause, such as a lifted flashing or a cracked ridge, is a repair and costs a fraction of a new roof. When the membrane and battens have failed across a whole slope, repeated roof repairs cost more over time than roof replacement. The way to know is a survey, with photographs, from someone who is not guessing.

Slate or tile

Natural slate is the traditional covering on many of the older streets in the city, and when it is well fixed it has the longest working life. Concrete tile suits most houses built since the middle of the last century, is lighter and costs less. We lay both, and will give you the guide figures for each at the survey so you can decide.

Flat roofs

A flat roof is priced by area, in EPDM or GRP. The price includes deck repair, insulation and edges where the survey finds they are needed. Read more on flat roofs.

How to compare quotes

Put the quotes side by side and compare what each covers: the access, the lead, the removal of old material, the guarantee, and what is excluded. A price that looks low is sometimes missing one of them. A fair quote is fixed, in writing, and explains itself.

VAT

VAT at 13.5% applies to residential roofing work. Check that any figure you are given says whether it includes VAT.

What we guarantee

Our installation and replacement jobs come with a 10-year written workmanship guarantee that you receive before work begins. Replace a whole roof, or a whole run of gutters, and the Lifetime Leak Guarantee applies too. Repairs carry the same 10-year written workmanship guarantee. The crews are ours, and if anyone else is to work on your roof you will be told first.
