Why roofs leak
in Limerick.

Most leaks come from a short list of faults. Knowing the list helps you describe the problem, and judge a quote for fixing it.

Roof Leaks in Limerick at a Glance
  • Water rarely drips where it gets in: the stain can be metres from the fault.
  • The usual causes are lead at chimneys, slipped slates and tiles, ridge mortar, valleys and flat roofs.
  • A leak repair is €400 to €2,500 as a 2026 guide.
  • A leak that keeps returning in new places suggests a tired roof, not one bad spot.
  • Photographs of the attic and the roof make a better record than a verbal opinion.

Why the stain is not the leak

Water that gets through a roof follows gravity along whatever it meets: a rafter, a batten, the top of a wall or the underside of the membrane. It may travel metres before it drips, so a stain over the bed can start at a chimney across the room. This is why a fix based on the position of the stain so often fails, and why a roofer should look in the attic as well as on the slope.

Limerick's weather and the roof

The city sits on the Shannon estuary and is open to the Atlantic, so the weather often arrives as rain driven sideways by wind. That kind of rain finds weak points that ordinary rain does not: a lifted edge of lead, a gap under a ridge tile, a joint in the gutter. Met Éireann publishes the forecasts and weather warnings; the point for a roof is that wind and rain together are harder on it than rain alone.

The usual causes

Lead at the chimney

The most common starting point. A chimney is sealed to the roof by lead, which can lift, split or work loose over the years. See chimney repairs.

Slipped, cracked and missing slates or tiles

The nails holding a slate roof rust, and slates slide. Tiles crack in frost or are lifted by the wind. A single missing piece lets water onto the membrane below, and if that is old as well, it goes through.

Ridge and hip mortar

The bedding mortar under ridge tiles cracks and falls out. Sometimes the tile is left sitting loose, and the gap beneath it lets the rain in. A dry-fix ridge avoids mortar altogether.

Valleys

Where two slopes meet, a lead or fibreglass gutter takes the water of both. Leaves and moss block it, the lining wears thin, and the water backs up and goes under the slates.

Old felt and failed battens

Beneath the slates or tiles lies the membrane, and under that the battens. When the membrane dries out and tears, or the battens rot, the covering may look fine and still not keep the water out. This is the case for roof replacement rather than repair.

Flat roofs and extensions

A flat roof that holds water will eventually find a seam or a split. Many leaks in modern houses are really extension-roof leaks. See flat roofs.

Gutters and downpipes

A blocked or leaking gutter overflows against the wall and fascia. In bad cases the water gets back under the first row of slates. See gutter repairs.

What a repair costs

As a 2026 guide, these are the typical ranges for the jobs most leaks lead to. They are indicative, and a free survey gives the fixed price for a particular roof.

ServiceIndicative price (2026)Typical duration
Roof Leak Repairs€400–€2,500Same day–3 days
Chimney Repairs€800–€3,5001–3 days
Valley Reconstruction€1,200–€4,5002–4 days
Emergency Storm Repair€1,500–€8,000+1–5 days

Treat these as 2026 ballpark figures. A steep, large or hard-to-reach roof costs more, so does rotten timber found under the covering, which is why the fixed price is only written once someone has been up and looked. Homes carry VAT at 13.5% on top.

What to do when it leaks

  1. Move belongings and put a bucket under the drip. Do not poke a stained ceiling that is bulging with water, unless you can drain it safely.
  2. Photograph the stain and the weather, with the date.
  3. Look in the attic, if you can do so safely, for wet timber, wet insulation or daylight.
  4. Do not go onto the roof.
  5. Ring a roofer and describe what you found.

What we guarantee

Our installation and replacement jobs come with a 10-year written workmanship guarantee that you receive before work begins. Replace a whole roof, or a whole run of gutters, and the Lifetime Leak Guarantee applies too. Repairs carry the same 10-year written workmanship guarantee. The crews are ours, and if anyone else is to work on your roof you will be told first.

FAQ / Questions

Common questions, answered.

Why does my roof leak only in heavy rain?

Often because the fault is small, such as a split in lead or a gap at a ridge, and only a lot of water, or wind-driven rain, gets through.

Why does the stain appear in a different room from the fault?

Water travels along timbers, membrane and ceilings before it drips, so the stain is seldom under the entry point.

How much does a roof leak repair cost?

As a 2026 guide €400 to €2,500, from the same day to three days.

How much is emergency storm damage work?

As a 2026 guide €1,500 to €8,000+, taking one to five days, depending on how much has been damaged.

Is a leak at a chimney the chimney or the roof?

Often both, because the lead that joins them is what fails. The survey looks at the two together.

Can a flat roof leak be patched?

Sometimes, if the damage is local. If the surface has failed across the roof, a patch will not last.

Will a leak get worse if I wait?

Usually yes. A small leak can soak insulation and timber unseen, and the repair then grows to include them.

Does my insurance cover a leaking roof?

Many policies cover sudden storm damage but not gradual wear. Check yours, and keep photographs.

Can I fix a leak myself?

Please do not go onto the roof. Checking the attic and clearing a gutter from a safe position are reasonable.

How do I find which slate has slipped?

A pair of binoculars from the ground shows many. A roofer will check from the roof and the attic.

When is it a new roof, not a repair?

When leaks keep returning in new places, or the membrane and battens have failed across a whole slope.
